Incorrect Flyer

Many of you have recently received a flyer on your door that stated that the HOA is requiring all fences to be stained by May 30. Please disregard this flyer if you have received it; we have notified the company that posted the flyers and told them that the information that they put on the flyer is incorrect and that it was also not approved by the HOA. We apologize for any concern or anger that this flyer may have caused you; all brochures must be approved by the management company before they can be distributed. If you ever come in contact with a solicitor, they should have a letter of approval from the HOA granting them permission, if they do not have one please inform them that they cannot proceed until they have contacted us and submitted a solicitation request. Board Member Election Results

We want to congratulate Josh Schreiner and Teresa Edwards for being elected onto the Board of Trustees at the Delegate Meeting held an April 27. Josh was voted on to the Board after serving as a Delegate for The Prairie Gate Ranch West District for 4 years, and Teresa has been reelected to serve for her second term. We want to thank everyone who cast their ballot for this year’s election; we welcome you to attend the monthly Board Meetings, so you can get to know all of your Board Members; meetings are held every second Thursday of the month at 6:00 pm at the Ranches HOA office. We also want to thank Georgina Pitcher, who served on the Board for a year and half as Treasurer for the Board of Trustees, her dedication and hard work was appreciated and will be missed; Kendle Salisbury was also a nominee, and will continue to hold the position of the Smith Ranch Delegate; and we have appreciated her service over the years.

Eagle Mountain Aquatic Center

A bond election for Eagle Mountain residents to vote on a proposal for a city aquatic center will be held on June 22.  The aquatic center would feature an outdoor leisure pool and a six to eight- lane lap pool with locker and concession facilities. More specific information on the proposal will be in the April issue of The Eagle’s View city newsletter and posted on the city website at www.eaglemountaincity.com.  All registered voters will also receive a voter information pamphlet closer to the election.

Annual Member Meeting

It is that time of year again where elections will be held for the Delegates in your district. The Annual Meeting with be held at the Ranches HOA office on March 30 at 6:00 PM. The March newsletter has general information and a proxy form attached to it; please fill it out and return to us before March 25, 2010. It is very important that you return this “proxy form” so that your vote can be accounted for even if you plan on attend the meeting.  If you have any questions about the meeting or want to run for election to become a Delegate for your district; please call the office or email Ericka at Ericka@scmutah.com. Please keep in mind, that if you plan on running for a Delegate seat that it is a one year commitment and a dedicated position to your community.

May 09 Association Message

We have truly enjoyed the opportunity to manage and become better acquainted with so many of you; the members of The Ranches Master Homeowners Association. We very much appreciate the positive attitudes and willingness to work through some of the challenging issues that present themselves. We have had the opportunity to figure out and resolve many issues relating to the charges placed on your individual accounts, and hope that most accounts will be resolved in the near future.

At this time we would like to share with you one of our dreams and desires for this community. We would love everyone who is a member of this Association to consider the other members not only fellow homeowners but also neighbors. We want you to feel that when you deal with the management office you are dealing with a neighbor and not an adversary. We want to build a sense of community and cooperation throughout all of The Ranches, and watch it fulfill all of its potential.

This transformation can begin by first recognizing that we all have the same goals and desires. We all want to be part of a community and not just a housing project. We want to come home to a community that has nice landscaping, well maintained yards, friendly neighbors, and an understanding management office. In order to reach this goal we will all need to do our part to fulfill our role in the community…

  • We each can be considerate of our Neighbors and not keep unsightly and run down articles in plain view, but screen them from view behind a fence or in a garage.
  • We each can make sure that we install landscaping as we agreed to do when we purchased our homes and accepted the CC&Rs.
  • We each can maintain our landscaping in a manner that is attractive and appealing to our Neighbors.
  • We each can make sure that we do not dump unsightly articles, garbage, or debris on vacant lots or vacant land.
  • We each can be considerate as we communicate and interact – recognizing that we all are entitled to an opinion and each needs to be heard.
  • We can each fulfill our obligations and promises, and when problems arise communicate our concerns in a manner that is both considerate and clear. Dealing with specific challenges rather than broad frustrations.

We, the management company, are committed to living these principles and treating each of you with kindness, respect, and consideration. In the coming months you will see some changes in the way that we administer and communicate with all of our Neighbors. We hope that these new changes will be productive and helpful to all of you, but if they are not we want to make adjustments as quickly as possible. Therefore, feel free to contact us with any suggestions and input; unfortunately, we cannot be everywhere and need as many eyes and ears as possible keeping us informed about what is happening in the community. If you see sprinklers that are broken, spraying the wrong direction, or otherwise malfunctioning we welcome your comments. Please let us know if you see other problems that need our attention and we will respond as quickly as possible.

In short we want to be more than your management company; we want to be your Neighbor! We want you all to be more than homeowners we want you all to be Neighbors!
