The Economy and HOA Dues

It is no news to anyone that many families are struggling right now just to make ends meet. And for many HOA dues can seem like an easy expense to put on the back burner when things are tight. Unfortunately when a homeowner simply stops paying their HOA dues it can make things much worse.

Homeowners need to understand that after several months delinquent accounts are forwarded on to collections. The collections process generates hard costs to the association in the form of attorney’s fees. While the Board is sensitive to problems that homeowners can face, passing the hard costs paid by the association on a delinquent account on to the rest of the homeowners would be unfair.

The answer for those struggling to make their monthly HOA dues is to contact the association. We can work with you to make a plan to bring the account current, avoid late fees, and prevent collections costs from piling up. Pioneer Crossing

A new road will ease life for Ranches homeowners who commute south towards provo and orem. This road which is fully funded and in the first phases of construction will provide an alternate to Lehi Main Street.

“Construction on the Pioneer Crossing project is expected to last from January 2009 – October 2010. The contractor plans to have part of the project – from Redwood Road to 300 East in Lehi – open by late 2009. Check back for a construction milestone schedule in late fall.”

Other projects that have the potential to significantly improve the commutes of Ranches residents are the Mountain View Corridor, Redwood Road Reconstruction, Commuter Rail, and the extension of Pony Express Parkway to Redwood Road.

Virus Causes School Closure

The Ranches Academy was closed on Thursday because of an outbreak of Norovirus which affected 60 students and teachers. The virus is highly contagious and because of this parents in Eagle Mountain are being asked to be careful to prevent the further spread. Other public buildings in The Ranches are being disinfected including schools and churches.

Gas $1.99 in The Ranches

For the first time ever gas fell below two dollars in The Ranches. Both the Maverick and Chevron lowered their prices to this new level on Wednesday. The new low price is significant because while the Chevron has been in The Ranches since 2006 and the Maverick since March, neither has ever sold gas at this price.

One interesting note is that the two Eagle Mountain gas stations often have slightly lower prices than many stations in the valley. The competition between the two stores as well as the effort by both stores to get residents into the habit of purchasing gas close to home may be bennefiting Ranches homeowner pocketbooks.
